Renting checklist and landlord and tenant rights

Refer to the landlord and tenant tip sheet (pdf) to find out what you need to do when renting in Alberta, and what your landlord is required to provide and explain to you.

You will also want to become familiar with landlord and tenant rights in Alberta. This will ensure you are aware of your rights and your landlord’s rights for moving in, living in the accommodations and leaving.

Before you rent

Before you sign a rental application form:

  • Carefully examine all of the rooms and make sure the appliances and fixtures (stove, refrigerator, toilet, shower, and lights) work properly.
  • Look for safety features such as smoke detectors and fire exits. Is this building safe? Laundry facilities in the building may also be a priority.
  • Check out the neighbourhood for bus stops, schools and other services nearby. Does this location suit your needs?
  • Ask the landlord if utilities (electricity, water and heat) are included in the rent. If not, find out how much they would be each month.
  • Ask the landlord about a security (damage) deposit. A security deposit is money you pay the landlord before moving in and is usually equal to one month’s rent. The landlord keeps the deposit in case you damage the property, do not pay the rent, or leave without cleaning properly.
  • Find out when rent must be paid. Typically, landlords expect payment on the first day of every month.

Do not sign any documents if you do not understand them. Bring a family member or friend who has experience with rental properties with you. If you are not confident in your English, make sure the person accompanying you is able to translate.
